It is said that in regard to real estate, there are three important points to consider: location, location, and location. In the case of The Flagstone Inn and the Fleischmanns Theater, these points are well met, and even exceeded.

 

NEWS: Development is coming to The Catskills

 

             Governor Spitzer announced a compromise agreement on the

             Belleayre Resort project on September 5, 2007. This will include

             an expansion of the State owned Belleayre Ski Center, which will

             mean a takeover of the adjoining Highmount Ski Area, and possibly

             a ski lift coming down to Fleischmanns.

 

 

Location 1  130 miles from New York City and the George Washington

                   Bridge.                       

 

Location 2  25 minutes from Woodstock, N.Y.

 

Location 3  1 mile from the Belleayre Ski Center, and the proposed

                   Belleayre Resort golf and 5 star hotel project.

 

Point 1       A tourist survey – financed by New York State – has shown

                  that there are 22 million people within a 2 ½ hour driving

                       range of Belleayre Mountain, one mile from Fleischmanns.                                                                                                         

                  It is an easy drive on the New York Thruway to Exit 19     

                  (Kingston), then 36 miles West on Route 28

 

           

Point 2      Woodstock – known all over the world – is just a   

                  25 minute drive from Fleischmanns, and only about 15   

                  minutes from Kingston.

 

Point 3      Belleayre Mountain Ski Center – operated by N.Y. State

                  is only one mile from Fleischmanns. On the western side of   

                  Belleayre Ski Center, the Belleayre Resort has proposed a golf

                  course, a 5 star hotel, and about 225 private vacation homes.              

                  Approval of this project was announced in September of 2007.

 

Icing On The Cake

 

A)   There is a scarcity value to property in this area. About 80 % of the land in the Central Catskills is owned by New York State (Forever Wild Program) and New York City (Watershed Program).

 

B)   Fleischmanns has just (2007) had sanitary sewers

constructed and hooked up. When such sewers are installed, real estate values usually increase by about 13 % to 15 %.
